    Greystar and CPP Investments have allocated an initial US$1.2 billion in equity to a joint venture to develop Class-A life science office and lab buildings in leading U.S. life science markets. As part of this venture, Greystar is developing 74M, a purpose-built lab office development in the emerging submarket of Somerville, Massachusetts.

    Taking advantage of Boston's reputation as a national life sciences 'supercluster,' 74M represents Greystar's first life science development and will feature 465,000 square feet of Class-A lab, office, and R&D space.

    This project will be well-placed, as the life sciences sector is thriving in the area due to its interdependent relationship with world-class universities, teaching hospitals, and pool of highly educated talent.

    Tenants will benefit from best-in-class amenities, including a rooftop amenity lounge with an expansive outdoor terrace, conference and function rooms, a health and wellness center, ground floor retail, dedicated bike storage, and unobstructed views of the Boston and Cambridge skyline and the Mystic River. The building is on track to be LEED Platinum and WELL Platinum certified with additional WiredScore and SmartScore certifications.

    74M is positioned at the edge of the Assembly Square master development, which currently features over 800,000 square feet of office space, 1,000 residential units, an award-winning Marriott Autograph Collection hotel, and a mix of renowned restaurants, bars, and shops.

    The project is a 5-minute walk to Assembly Station on the MBTA Orange Line T. It is directly adjacent to Interstate 93, providing convenient vehicle access and a pedestrian path to East Somerville residential neighborhoods via the I-93 underpass.

    74M is set to deliver in Q3 2024.

    Molly Heath

    JLL

    Molly Heath serves as an Managing Director on the Cambridge team within the Leasing practice at JLL’s Boston office. Molly has over 13 years of experience as a strategic real estate advisor to investors and users within varied industry sectors, with a special focus in the technology and life sciences sectors in the Cambridge, Boston, and Inner Suburban markets. Molly joined JLL from Trammell Crow Company, where she worked with tenants and corporate clients in the Greater Boston market and nationwide. Prior to Trammell Crow Company, Molly spent three years working under former Lieutenant Governor Thomas P. O’Neill III at O’Neill and Associates, LLC. She provided community relations services for local and national development firms including community outreach; permitting, zoning and licensing services; and local government relations. Molly was also recently selected for and is participating in JLL’s National Leadership Council Advisory Board.

    Matt DeNoble

    Matt DeNoble is a Senior Director for Greystar Development Services in the Northeast region. Matt is responsible for overseeing the development of Greystar’s life science asset management platform, which includes the lease-up of new development opportunities, and the supervision of third-party brokerage and management relationships, and supporting underwriting of new acquisitions. Prior to joining Greystar, Matt led the asset management team at The Bulfinch Companies, overseeing a portfolio totaling 4.4 million square feet of lab, office, medical office, and retail space in Greater Boston. Prior to that, Matt covered several east coast markets as an asset manager with AEW Capital Management, primarily focused on office and mixed-use projects. Matt received his bachelor’s degree in Accounting from the University of Massachusetts Amherst, where he also earned a Master’s in Accounting.

    An innovative and pragmatic architectural designer known for his expertise in placemaking, John Mitchell has over 20 years of experience in a wide variety of project types, including the planning and design of vibrant mixed-use environments, and ground-breaking life science research and office spaces that have set the standard for driving the cross-disciplinary connections that are imperative for today’s scientific discovery. John recently led the transformation of a former Sears distribution center into the award-winning 401 Park, a thriving mixed-use office, retail, and community gathering hub in Boston’s Fenway neighborhood. His design work for the life sciences includes The Broad Institute of MIT and Harvard; the Stanley Building at The Broad; a new office/lab facility for the Department of BioMedical Engineering at the University of Massachusetts Amherst; and office/lab space for Roche Diagnostics at New Balance’s seven-building Boston Landing mixed-use health and wellness district, which was planned and designed by Elkus Manfredi. As versatile as he is talented, John also led the renovation/restoration of Boston’s Cathedral of the Holy Cross, the largest Catholic Church in New England, a project that, like much of John’s work, has received international acclaim.

    Ryan Souls is a Senior Director for Greystar Development in the Northeast region. Ryan is responsible for the execution of new development projects including life science, multifamily and industrial real estate focused on the Greater Boston Area. Ryan leads the planning and development of 2,000+ residential units and 2.0+ million square feet of lab office space. Prior to joining Greystar, Ryan worked in real estate development and capital markets at Wood Partners and HFF, Inc. He began his career in investment banking at Livingstone Partners. Ryan received his bachelor's degree in Finance from the University of Notre Dame and a Master's of Business Administration from Northwestern University, Kellogg School of Management.

    Gary Kerr is a Senior Managing Director for Greystar Development Services in the Northeast region. Gary is responsible for managing new development projects and expanding the development pipeline for Greystar in Massachusetts, New York, Connecticut, Rhode Island, Maine, New Hampshire, and Vermont, as well as leading the new life sciences investment platform based in Boston. He leads the development of over 3,000 units of multifamily housing in the Boston and New York markets, as well as two million square feet of speculative life science and 400,000 square feet of speculative industrial opportunities in Boston. Previously, he served as a Managing Director of the Boston-based Cronin Development and a Senior Director at Tishman Speyer. Gary has been active in the industry since 2005 and has managed multiple large-scale, ground-up developments of various asset classes including residential, office, and life science. He previously led the redevelopment of Boston’s iconic Pier 4 and worked on the master-planning entitlement of over one million square feet of commercial development in the Kendall Square submarket of Greater Boston. Gary received a bachelor’s of arts in Business from Saint Anselm College as well as a bachelor’s of science in Mathematics from Queens University. He also earned a Master’s of Science in Construction and Real Estate from the University of Reading, and a Master’s of Business Administration from Boston CollegeGary has been active in the industry since 2005 and has managed multiple large-scale, ground-up developments of various asset classes including residential, office and life science.
