Riverside Labs is a 340,000 square foot lab/office campus strategically located at the intersection of I-90 and I-95, offering unparalleled access and visibility. Local entitlements for a life science development were achieved in May 2021, and construction of the project started in March 2022.
The first phase of construction, consisting of 90,000 square feet, was completed in September 2023. ModeX, a clinical-stage biotechnology company developing next-generation multispecific biologics for cancer and infectious diseases, currently occupies 33,000 square feet of space in the building. The second phase of construction started in January 2024, and will include an additional 120,000 square feet, as well as the central amenities for the project-- a new café with both indoor and outdoor gathering spaces on the site. The project was designed by Gensler and is being built by Shawmut Design and Construction, and will meet LEED and WELL building standards.
