    The Basin is a 440-unit, transit-oriented multifamily rental community being developed by Cabot, Cabot & Forbes (“CC&F”) and Equity Residential (“EQR”). The project is located at 200 Quannapowitt in Wakefield, MA, and sits adjacent to Lake Quannapowitt, a popular outdoor destination offering residents and visitors a quiet, bucolic lake setting for walking, jogging and biking, as well as sailing and windsurfing. The project will include best-in-class units and amenities, boasting over 25,000 SF of amenities. In addition to the 440 units of housing, the project will include a 3,600 SF waterfront restaurant space and a 2,000 SF outdoor amenity area.

    CC&F and EQR entitled the site in Q3 2022 and began construction in Q2 2023. The project will include 3 buildings built within four phases over a period of 39 months. Phase 1 delivery is anticipated for Q4 2025, Phase 2 is anticipated for Q1 2026, Phase 3 is anticipated for Q2 2026, and Phase 4 is anticipated for Q3 2026.

    The project is located along the 128 North corridor with direct access to I-95 and MBTA’s Haverhill Line. The transit served location provides convenient commuting options to the City of Boston as well as other major corporate hubs. The project is located less that a mile away from retail amenities at The Crossing at Walkers Brook and 128 Marketplace, which features an Stop & Shop, Market Basket, and an IMAX movie theater. Directly across the lake is Downtown Wakefield which is home to numerous local restaurants and retailers that provide a sense of community for local residents. Perhaps most notably, MarketStreet Lynnfield - Boston’s preeminent suburban lifestyle mixed use center - is just 3 miles from the project and features 80+ restaurants and retailers including Whole Foods, Apple, lululemon, and Sweetgreens.

    At Cabot, Cabot & Forbes (“CC&F”), Matt leads the real estate development team and is responsible for executing CC&F’s development strategy from site concept through construction and eventual disposition. This includes directing project design and market strategy as well as managing community relationships. Additional responsibilities include providing investment analysis for properties within the firm’s portfolio and providing oversight on the firm’s construction projects. Matt received a B.S. and a B.A. from The University of Massachusetts Amherst.

    Daniel B. Nagler Cabot, Cabot & Forbes EVP - Director of Capital Markets Daniel is responsible for leading the capital market strategy and planning activities at CC&F. This includes securing equity and debt for new and existing real estate projects, structuring and negotiating agreements with capital partners, and providing on-going investor relations for the firm. Additional responsibilities include identifying, underwriting and acquiring new projects, and providing investment analysis for properties within the firm’s portfolio. In complement to these responsibilities, Daniel provides debt placement services through his affiliate AIP Investments, Inc. Prior to CC&F, Daniel was a Founding Partner of Andean Investment Partners, a real estate firm focused on investments and developments in Lima, Peru. Prior to Andean, Daniel worked in acquisitions and asset management at Taurus Investment Holdings, an international private equity real estate firm headquartered in Boston. Daniel received a B.A. from Colgate University and an M.B.A. from the Wharton School of the University of Pennsylvania.
